New stations are rather like buses – nothing for ages, then lots come at once.

Following the opening of the Northern Line extension last September, the Elizabeth Line in May and Barking Riverside’s Overground station in July, Brent Cross West station is due to be completed in December.

On the Thameslink route between Hendon and Cricklewood, it will be the gateway to Brent Cross Cricklewood, one of Europe’s most ambitious regeneration schemes, conveniently located next to the North Circular and A5 and at the start of the M1.

Plans include a new mixed-use town centre – Brent Cross Town – and an upgraded Brent Cross Shopping Centre. The development site is bordered by Cricklewood, Golders Green and Hendon, where homes include Victorian railway workers’ cottages, 1930s semis and modern low-rise blocks.

One-bed flats start at about £300,000, and big budget buyers head for the Hocroft estate, off Cricklewood Lane, which has its own security patrol and where substantial houses can reach £3million-plus.

‘Prices are lower than in neighbouring West Hampstead, making the area attractive to young professionals’ says Davian Hunte of ML Estates. ‘The regeneration is making a difference and we’ve seen increased demand for properties in nearby Golders Green.’

Related Argent, which includes the team behind the redevelopment of King’s Cross, has teamed up with Barnet Council to deliver 6,700 new homes, office space for up to 25,000 workers, a new high street and community facilities alongside eight new public squares and green spaces at Brent Cross Town via Savills.

It will be a proper 15-minute town, with all the amenities residents need within walking distance, and is set to achieve net zero carbon status by 2030.

A neighbourhood-wide energy network, created with Vattenfall, the leader in large-scale green energy projects, is being installed and homes are designed to be highly energy efficient with low carbon footprints.

The first phase consists of studio, one, two and three-bedroom apartments in two buildings – The Ashbee and the Delamarre.

High-spec kitchens are fitted with boiling water taps and Siemens appliances, and off-plan buyers have the choice of two colour palettes. Prices currently start at £400,000, and residents will have exclusive access to a health and wellness club with a gym, fitness and yoga studios, a screening room, workspaces and private dining rooms,

Uniquely Cricklewood consists of 51 one, two and three-bedroom apartments and four three-bedroom town houses, a short walk from the new station. This is developer Unique Property’s first gas-free, all-electric scheme, and a prefabricated steel superstructure weighing far less than a traditional concrete frame reduces its impact on the environment.

Other eco-features include triple-glazed windows, rooftop solar PV panels to convert sunlight into electricity, and mechanical ventilation with heat recovery systems. Homes start at £415,000, and most apartments incorporate a private balcony.

Schools: Majority of local schools judged; new primary is in the pipeline, above average GCSE and A-Level results

Crime: Below average, apart from vehicle crime which is slightly above
